Building regulations in Ireland and Northern Ireland require commercial buildings to achieve specific fire resistance standards for their structural elements, compartment boundaries, and means of escape. These requirements are set according to the building type, height, occupancy, and intended use, and must be demonstrated to building control as a condition of compliance.

For buildings with structural steel frames, which includes the majority of medium and large commercial buildings in Ireland, achieving the required structural fire resistance means applying a certified fireproofing system to the steel members. This is not optional. It is a mandatory element of building control compliance and cannot be deferred or value-engineered out of a commercial project.

Office buildings are one of the most common project types for structural steel fireproofing in Ireland. Modern commercial office buildings almost universally use steel-frame construction with composite metal deck floors. The structural steel must be fireproofed to the period required by the building regulations, typically 60 or 90 minutes for multi-storey office buildings. Where the steel is concealed above a suspended ceiling, Monokote spray is the most practical and cost-effective system. Where steel is exposed as an architectural feature, intumescent coating is specified.

Schools and educational buildings have specific fire resistance requirements set by building regulations based on the height and occupancy of the building. Steel-frame construction is common in modern school buildings and the fireproofing programme must be carefully co-ordinated with the main contractor's build programme to allow follow-on trades to proceed efficiently.

Hospitals and healthcare facilities have some of the most demanding fire resistance requirements of any building type, reflecting the vulnerability of the occupants and the operational continuity requirements of healthcare facilities. We carry out fire protection work on hospital construction and refurbishment projects across Ireland and Northern Ireland.

Retail centres and mixed-use developments involve large steel-frame structures with extensive roof spans, complex column grids, and often a mix of exposed and concealed steelwork requiring different fire protection approaches in different areas of the building.

Apartment buildings and residential developments require fire resistance for the elements of structure to periods determined by the building height. Multi-storey apartment construction in Ireland is predominantly concrete or steel frame and fireproofing of structural steel elements is a standard requirement.

Hotels and hospitality buildings have fire resistance requirements similar to other commercial buildings and often involve exposed architectural steel in public areas requiring intumescent coatings alongside spray-applied systems in service areas.

Warehouses and industrial buildings have fire resistance requirements determined by the occupancy classification and the compartment size. Large warehouses with high fire loads may require more extensive passive fire protection than standard commercial buildings.

We work on commercial projects as a specialist subcontractor within main contractor structures. We are experienced working within programme-driven commercial construction environments where the fireproofing work must be completed within a specific programme window to allow follow-on trades to proceed.

We provide method statements, risk assessments, RAMS documentation, and all required health and safety information as standard on commercial projects. We attend site co-ordination meetings, provide programme updates, and flag any issues that may affect the programme at the earliest opportunity.

All installation work is documented and signed off with completion certificates that form part of the building's health and safety file and O&M documentation at handover.

We engage with architects and structural engineers at design stage to provide specification support, product data, and preliminary cost information. Early engagement helps ensure the fireproofing system specified is practical, programme-efficient, and appropriately costed for the project budget.

We provide system specifications, fire resistance data, and NBS specification clauses for any fireproofing system we install. We are available to attend design team meetings and to provide input on specification development at any stage of the design process.

Dublin accounts for a significant proportion of commercial construction activity in Ireland.
